Sale by Private Treaty means that you set a price at which your property is to be marketed to the public through the marketing plan agreed to by you and our agency.

If you submit your property for Auction this means that prospective purchasers will bid against one another at a date and time set for the auction process.

A reserve price can be set, which represents the minimum price you will accept. Once bidding has passed that level you know you have a sale. A deposit must be paid on the day by the purchaser.

Your home will be marketed in a manner which will be best for your property. Willows uses Realestate.com.au and Domain alongside it’s own webpage and shop front window. Additional methods of advertising are also available on request, such as DL flyers that can be distributed to various areas.

Open homes will be held on weekends until your property goes to auction or is sold. We will happily show potential purchasers your property throughout the week at a time which is suitable to you.

Timing

Buyers for a property can be found all year round, spring, summer, autumn and winter. Each season involves different approaches and a different market. Some seasons have far more properties for sale than others and this directly affects competition.

Prior to placing your home on the market, allow an additional two weeks to prepare both the property and the marketing material.

Presentation

A tidy property screams "Welcome". Your property should be kept neat and tidy during inspections.

Rooms look smaller when they are crowded. Clear out anything that's not needed to create a feeling of spaciousness.

Make sure that all minor repairs are completed. Sticking doors and windows, loose door knobs, faulty plumbing, or peeling paint may affect your sale.

Let plenty of light into your home. Nothing improves atmosphere more than brightness. And on a dull day switch on some lights prior to arrival of prospective purchasers.
